HIRING A ROOFER IN GAUTIER, MISSISSIPPI
How to Hire a Roofer in Gautier, MS
Gautier requires permits for all development in the city, licenses contractors at City Hall, and sits on the West Pascagoula River, where flood zones cover much of the city. Here is what to verify before you hire a roofer.

Check the City License. Then Compare the Price.
WHO CAN ROOF IN GAUTIER
Gautier Licenses Contractors at City Hall.
Gautier's contractor license application requires a Mississippi state contractor's license or a current license from another Mississippi city, plus a certificate of at least $100,000 in general liability insurance naming the City of Gautier, kept in force through the license term.
The city waives its license fee for contractors with a current state license. Check the state license at msboc.us or 800-880-6161, and direct questions to the Planning & Building Department at (228) 497-1878.
A ROOF IS A SYSTEM
The shingle is only the part you see.
Decking. Underlayment. Fasteners. Flashing. Roof edges. Valleys. Penetrations. Intake and exhaust ventilation. Starter. Ridge cap. Installation details.
We don’t just choose a shingle. We design the roofing system around the home.
BEFORE YOU COMPARE GAUTIER ROOFERS
Three Gautier Checks Before Price Comes Up.
These checks come straight from Gautier's own forms and fee schedule. They separate a contractor who works in the city from one passing through it.
01
State License & City License
With insurance naming the city
Ask for the MSBOC license and the City of Gautier contractor license. State guidance requires a license for residential projects of $10,000 or more, and the city license requires at least $100,000 in liability insurance.

A Posted Permit
Required for all development
Gautier says permits are required for all development within city limits and must be posted where they can be seen. Work without a permit can cost up to five times the normal fee, and unposted work can be reported to (228) 497-1878.

Scope Written to the 2018 Codes
Gautier's adopted codes
Gautier lists the 2018 International Building Code and the 2018 residential code among its adopted codes. Ask each contractor how the proposal meets them, and how hidden decking will be priced.

ROOFING SYSTEM DESIGN
Same Shingle, Different Roof.
Two Gautier proposals can name the same shingle and describe very different jobs. Compare the full system, from decking and underlayment to flashing and ventilation, before you compare totals.
If one proposal is cheaper, find the scope difference before you assume it is the better deal.
WHAT GAUTIER ROOFS HAVE BEEN THROUGH
Gautier Sits Where the River Meets the Sound.
The Pascagoula River forms Gautier's eastern boundary, Zone AE covers the largest share of the city's land, and Zone VE covers the coast. Wind and water both shape the roofing scope.
Katrina's 124 mph Gust
During Katrina, an unofficial 108-knot gust, about 124 mph, was reported at the Jackson County Emergency Operations Center in Pascagoula. Gautier's comprehensive plan says the surge reached buildings up to 20 feet above sea level in Jackson County.
Georges Pushed 9.6 Feet of Surge
When Hurricane Georges came ashore near Biloxi in 1998, the Pascagoula–Bayou Chico gauge recorded a 9.6-foot surge and Pascagoula received 16.68 inches of rain. Wind-driven rain finds every weak transition.
Zeta Brought a Federal Declaration
Jackson County was among the counties in the federal disaster declaration for Hurricane Zeta in 2020, when Hancock, Harrison and Jackson counties saw sustained hurricane-force winds.
The 10-Year, 50% Rule
If repairs or improvements over a 10-year period add up to 50% of a building's market value, Gautier requires the building to meet new-construction and floodplain rules. Gautier also takes part in FEMA's Community Rating System, which lowers flood premiums citywide.

Near the river and the marsh, moisture is the quiet problem. The attic shows condensation, ventilation gaps and soft decking the shingles hide, which is why Armor inspects it whenever it is accessible.
In Gautier, a new roof should be built for the river and the Sound, not just the forecast.
WIND POOL & FORTIFIED
Ask Whether Your Home Qualifies for FORTIFIED Help.
Jackson County, including Gautier, is inside the Mississippi wind pool's coastal area. Strengthen Mississippi Homes grants of up to $10,000 toward a FORTIFIED Roof are open in 2026 only to wind pool policyholders with three straight years of coverage, and a statewide rollout is expected in early 2027.
Mobile homes, condos, townhomes and rentals are not eligible, which matters in a city where about 15% of homes were mobile homes as of 1999. Armor is a certified FORTIFIED Roofing Contractor and can tell you whether the program fits your home.
WHY IT BELONGS IN THE CONVERSATION
Replacement gives us access to the parts that matter most.
A roof is a system.
Details matter.
Preparation matters.
What happens underneath the shingles matters.
Your best defense starts long before the storm is in the forecast.

THE ARMOR INSPECTION
Read the Proposal Like a Construction Document.
A roofing proposal should tell you what is being built, not simply what it costs. Look for the tear-off scope, underlayment and water protection, shingle system, flashing, ventilation, penetrations, decking terms, cleanup, warranties, exclusions, and payment schedule.
The roof speaks. The attic tells the truth.
If part of the system is missing or vague, ask before signing. Gautier's permit records the home's flood zone and base flood elevation, so a contractor should know both before writing the scope.

REAL WORK. REAL HOMES. REAL DETAILS.
See the Work Behind the Finished Roof.
A finished-roof photo only tells part of the story. Armor project case studies are built to show what we found, why we recommended the work, the roofing system and materials selected, installation details, and the finished result.
Until Gulf Coast projects are completed, selected work from Armor's Michigan operation will be shown clearly as established company experience. We will not manufacture local projects just to fill a page.
GAUTIER ROOFING QUESTIONS
Gautier Questions, Answered.
Short answers drawn from Gautier's permit forms, fee schedule, contractor license application and flood information.
Do I Need a Permit to Replace My Roof in Gautier?
Gautier requires permits for all development within city limits, and permits must be posted where they can be seen. Confirm your roof project with the Planning & Building Department at 3330 Highway 90, (228) 497-1878.
How Much Is a Building Permit in Gautier?
Fees are based on the valuation of work: $25 for the first $1,000 plus $5 for each additional $1,000 up to $100,000, plus a $1 filing fee. Work started without a permit can cost up to five times the normal fee.
Does Gautier Have a Historic District?
The Gautier Beachfront Historic District, 11 homes built from 1896 to 1907 facing Pascagoula Bay, was listed on the National Register in 2013. The city has no local historic review district, so the listing alone does not add a review step.
Can Mobile Homes Get a FORTIFIED Roof Grant?
No. Strengthen Mississippi Homes excludes mobile homes, along with condos, townhomes and rentals. Eligible homes are owner-occupied, single-family primary residences, and in 2026 only wind pool policyholders with three straight years of coverage qualify.
Better questions lead to better roofing decisions.
ROOF REPLACEMENT ACROSS GAUTIER
Much of Gautier Was Built in the 1970s.
In the 2000 Census, 46% of Gautier's homes were built in the 1970s, before the city's 2002 annexation more than doubled its area. Age, location and flood zone all shape what a Gautier roof needs.
01
Beachfront & Pascagoula Bay
Historic Homes on the Water
The Beachfront Historic District's 11 homes face Pascagoula Bay near Graveline Road and Bayou Pierre. Waterfront exposure and older framing call for careful attention to edges, flashing and decking.
02
West Pascagoula River Areas
AE Flood Zones & Moisture
Zone AE covers the largest share of Gautier's land, in the north, east and south of the city. Near the river and its marshes, attic moisture and ventilation deserve as much attention as the shingles.
03
Gautier-Vancleave Road Corridor
1970s & 1980s Homes
Much of Gautier's housing dates from its 1970s and 1980s growth. Roofs that have been replaced more than once can hide layered repairs and tired decking that only a tear-off reveals.
04
Areas Annexed in 2002
City Rules Apply Now
Gautier's 2002 annexation more than doubled the city's area, so homes that were once in the county now fall under city permits and contractor licensing.
