HIRING A ROOFER IN OCEAN SPRINGS, MISSISSIPPI
How to Hire a Roofer in Ocean Springs, MS
Ocean Springs requires a permit for nearly any roof work, builds to a 160 mph high-wind standard citywide, and reviews exterior changes in eight historic districts. A roofer who works here should know all three before writing your proposal.

Confirm the Permit Path. Then Compare the Price.
WHO CAN ROOF IN OCEAN SPRINGS
No State License, No Permit.
Ocean Springs no longer issues city contractor licenses. Instead, a Mississippi State Board of Contractors license is required to pull any permit, along with a Mississippi privilege license for the type of work and a certificate of insurance showing $300,000 per occurrence and $600,000 aggregate, with the City as certificate holder.
If a contractor asks you to pull the permit yourself, ask why. Armor is based in Ocean Springs and holds MSBOC license R23243.
A ROOF IS A SYSTEM
The shingle is only the part you see.
Decking. Underlayment. Fasteners. Flashing. Roof edges. Valleys. Penetrations. Intake and exhaust ventilation. Starter. Ridge cap. Installation details.
We don’t just choose a shingle. We design the roofing system around the home.
BEFORE YOU COMPARE OCEAN SPRINGS ROOFERS
Three Ocean Springs Checks Before Price Comes Up.
Ocean Springs prints its roofing requirements on the roof permit application itself. A proposal that ignores them will not pass final inspection.

State License & Insurance on File
Required to pull any permit
Check the MSBOC license at msboc.us or 800-880-6161 and ask for the certificate of insurance. The city requires $300,000 per occurrence and $600,000 aggregate before a contractor can pull permits.

Permit, Affidavit & Final Inspection
Work over $100 needs a permit
The city requires a permit for any work over $100 that is not flooring or painting, and for every re-roof. The permit card must be visible from the street, decking repairs need a nailing inspection, and a notarized inspection affidavit and final inspection are required.
See the Roofing System →03
Scope Written to the City's Roof Rules
160 mph, Class H, 5/8-inch decking
Shingles must be ASTM D3161 Class H with at least six nails each, overlays are not allowed, and on a re-roof any existing decking thinner than 1/2 inch must be replaced with at least 5/8 inch. Ask how each proposal prices that decking.

ROOFING SYSTEM DESIGN
Ocean Springs Prints the Roof Rules on the Permit.
The city's roof permit application lists requirements for shingles, metal, drip edge, flashing, underlayment and decking. Two proposals can name the same shingle and still differ on all of them.
If one proposal is cheaper, check the decking terms first. A thin deck the city requires you to replace is a cost, not a surprise.
WHAT OCEAN SPRINGS ROOFS HAVE BEEN THROUGH
Every Part of Ocean Springs Is a High-Wind Area.
The city's roof permit application says all areas of Ocean Springs are considered high-wind areas, designed for 160 mph three-second gusts. The bayous add water to the wind.
Old Fort Bayou Rose 9.5 Feet
During Hurricane Zeta in October 2020, the USGS gauge on Old Fort Bayou in Ocean Springs peaked at 9.5 feet above mean higher high water, and Jackson County was among the three hardest-hit counties in Mississippi.
Francine Reached Jackson Avenue
When Hurricane Francine came through in September 2024, Front Beach Drive went under water, and the city's Public Works Director said the water reached up onto Jackson Avenue.
Live Oaks Need a Permit, Too
Limbs over a roof are common here. The city requires a permit, with a $26 fee, to remove or maintain live oaks and magnolias, so any trimming before a re-roof should be planned, not improvised.
18 Inches Above Flood Elevation
The city's flood ordinance requires 18 inches of freeboard above base flood elevation, and Ocean Springs holds a CRS Class 8 rating, worth a 10% flood insurance discount. Every roof permit records the home's flood zone.

Under the live oaks and along the bayous, the attic is where trouble shows first: moisture, condensation, blocked intake vents and decking that has been wet before. That is why Armor inspects it whenever it is accessible.
In Ocean Springs, a new roof should meet the city's written requirements and fit the street it sits on.
WIND POOL & FORTIFIED
Ask What FORTIFIED Adds to the City's Requirements.
Jackson County, including Ocean Springs, is inside the Mississippi wind pool's coastal area. Strengthen Mississippi Homes grants of up to $10,000 toward a FORTIFIED Roof are open in 2026 only to wind pool policyholders with three straight years of coverage, and a statewide rollout is expected in early 2027.
The city's rules already require Class H shingles and tight deck nailing. FORTIFIED adds a sealed roof deck and an installation verified by an independent evaluator. Armor is a certified FORTIFIED Roofing Contractor.
WHY IT BELONGS IN THE CONVERSATION
Replacement gives us access to the parts that matter most.
A roof is a system.
Details matter.
Preparation matters.
What happens underneath the shingles matters.
Your best defense starts long before the storm is in the forecast.

THE ARMOR INSPECTION
Read the Proposal Like a Construction Document.
A roofing proposal should tell you what is being built, not simply what it costs. Look for the tear-off scope, underlayment and water protection, shingle system, flashing, ventilation, penetrations, decking terms, cleanup, warranties, exclusions, and payment schedule.
The roof speaks. The attic tells the truth.
If part of the system is missing or vague, ask before signing. In Ocean Springs, whoever signs the inspection affidavit is responsible if required inspections are not scheduled, so know who is signing it.

REAL WORK. REAL HOMES. REAL DETAILS.
See the Work Behind the Finished Roof.
A finished-roof photo only tells part of the story. Armor project case studies are built to show what we found, why we recommended the work, the roofing system and materials selected, installation details, and the finished result.
Until Gulf Coast projects are completed, selected work from Armor's Michigan operation will be shown clearly as established company experience. We will not manufacture local projects just to fill a page.
OCEAN SPRINGS ROOFING QUESTIONS
Ocean Springs Questions, Answered.
Short answers drawn from the City of Ocean Springs roof permit application, contractor requirements and historic design guidelines.
Do I Need a Permit to Replace My Roof in Ocean Springs?
Yes. The city requires permits and inspections for roof replacement and for repairs over one square (100 square feet). The permit card must be visible from the street, and a final inspection is required. The Building Department is at City Hall, 1018 Porter Ave, 228-875-6712.
What Does a Roofer Need to Pull a Permit in Ocean Springs?
A Mississippi State Board of Contractors license, a Mississippi privilege license for the type of work, and a certificate of insurance showing $300,000 per occurrence and $600,000 aggregate with the City as certificate holder. The city no longer issues its own contractor licenses.
Do Historic Districts Affect My Roof in Ocean Springs?
If your home is in one of the eight designated districts, exterior changes need design review. The guidelines treat in-kind roof repair as routine maintenance; a change of material needs a spec sheet and color, and metal roofs should use subdued, low-sheen colors. The Historic Preservation Commission is at (228) 875-4415.
Is Gulf Park Estates or Gulf Hills in Ocean Springs?
Not for permits. Gulf Park Estates and Gulf Hills are in unincorporated Jackson County, so county rules apply rather than the city's. The county's flood insurance rating is CRS Class 9, a 5% discount, compared with the city's Class 8.
Better questions lead to better roofing decisions.
ROOF REPLACEMENT ACROSS OCEAN SPRINGS
From Old Ocean Springs to the Bayous.
Ocean Springs has eight historic districts, bayou-front neighborhoods and a large share of homes built since 2000. Where you live shapes design review, flood exposure and what the inspection should focus on.
01
Old Ocean Springs & Bowen Avenue
Design Review on Exterior Changes
Old Ocean Springs covers several blocks south and west of downtown, and the Bowen Avenue district runs three blocks between General Pershing and Bellande. Replacement roofing should closely match the house type, and returning to the original material is encouraged.
02
Shearwater & Sullivan-Charnley
Waterfront Exposure
Shearwater sits on bluffs over the Mississippi Sound, and Sullivan-Charnley's estates sit between the Weeks, Halstead and Davis bayous. Wind exposure and historic review both belong in the roofing conversation here.
03
Old Fort Bayou Districts
Indian Springs, Marble Springs & Lover's Lane
These three districts sit near Old Fort Bayou, where the USGS gauge reached 9.5 feet during Zeta. Live oak permits, moisture and ventilation all deserve attention before work starts.
04
Newer Neighborhoods
Built Since 2000 Still Gets Inspected
In the Ocean Springs School District area, about 37% of homes were built in 2000 or later. Newer homes still need a ventilation, flashing and deck-nailing review, and the city's rules apply the same way at re-roof.
