ROOF REPLACEMENT IN OCEAN SPRINGS, MISSISSIPPI

Roof Replacement in Ocean Springs, MS

Armor replaces roofs in Ocean Springs with an inspection-first process. The city requires a permit and inspections for every roof replacement, rates every neighborhood at 160 mph, and has its own decking rule for re-roofs. We are based here, and we write every proposal to those requirements.

Ocean Springs Has a Decking Rule. Ask Whether Your Proposal Follows It.

Thin decking must be replaced

On a re-roof, the city's Roof Permit Application says existing decking thinner than ½ inch must be replaced with at least ⅝ inch, nailed 4 inches on center at the edges and 6 inches in the field. Older Ocean Springs homes often have thinner boards, so ask how the proposal prices it.

Shingles and metal have city minimums

Shingles must be tested to ASTM D3161 Class H with at least six nails each, and metal roofing must be at least 26 gauge and installed to meet 160 mph loads. Inspectors check the work against the instructions on the bundle wrapper.

Permits, inspections and historic districts

The city requires a permit and final inspection on every roof, and a nailing inspection for any decking repair. The roof permit form asks whether the home is in a historic district and records the Historic Preservation Commission approval date, so plan for that step if it applies.

REAL WORK. REAL HOMES. REAL DETAILS.

See the Work Behind the Finished Roof.

On an Ocean Springs job, the photos that matter show the decking: what was there, whether it met the city's ½-inch rule, and what replaced it. Armor case studies document the findings, the inspections and the finished roof.

Until Gulf Coast projects are completed, selected work from Armor's Michigan operation will be shown clearly as established company experience. We will not manufacture local projects just to fill a page.

ROOF REPLACEMENT ACROSS OCEAN SPRINGS

Ocean Springs Roofs Carry the City's Age.

The median Ocean Springs home was built in 1979, earlier than in Gulfport, Biloxi or D'Iberville. Age, trees and location all shape the replacement.

01

1970s & Earlier Homes

More Than Half the City

About 24% of homes date to the 1970s and about 29% to before 1970. Expect thin or plank decking that the city's re-roof rule requires replacing, plus older flashing and ventilation.

02

Under the Live Oaks

Limbs, Debris & Shade

Protected live oaks shade many Ocean Springs roofs. Limbs that rub wear shingles early, shade holds moisture in the attic, and trimming or removing a protected oak can need city approval.

03

Gulf Park Estates & East

Mostly 2000s Construction

Just east of the city, Gulf Park Estates has a median build year of 1999, and about 43% of its homes went up from 2000 to 2009. Many of those roofs are original and near the end of their life.

04

Pinehurst & Highway 57

Tornado-Tested Roofs

The National Weather Service documented roof damage in the Pinehurst subdivision in 2009 and near Highway 57 and Fontainebleau in 2011. Older storm damage can hide under later patch repairs.
